Oni Mdumela, Chief Executive Officer of Property to Link, advises readers to take special note of the following aspects and conditions with regard to realty:

-  An estate agent must be able to produce a valid Fidelity Fund Certificate (FFC); if your Property Professional cannot produce a FFC, the property sale may not commence.

- It is mandatory for a seller to disclose all and any property defects. This is to protect both the seller and buyer.

- The disclosure form must accompany each mandate and Offer to Purchase.

- The homeowner must fill out the disclosure form himself/herself or authorize a party with the necessary knowledge to do so.

- It is advisable to ask the owner and/or your Property Professional to issue you with updated building plans if you would like to put in an offer for a property.

- Property or house plans are required to list or sell a property.

- There are no laws with regard to an agent's commission, merely guidelines are given.

- Your Property Professional may recommend a certain service provider, but may not force or influence you to choose a certain one.
