Question: What is the difference between a flat, apartment and simplex?

Answer: Zani van Wyk, Principal of Property to Link, explains:

"Flats and apartments are basically the same thing: Both are sectional units and there are usually more than two units available.

"In layman's terms: Flats are seen as a stepping stone for people entering the property market and are more cost-effective, while apartments are regarded as more costly and the areas where the apartments are located in play a vital role.

"Simplexes are also sectional title units and comprise two levels: An upper (first floor) and lower (ground floor) level."
